GS-01 · Most common

Detached garden suite

Standalone unit, separate foundation, independent services. Up to 75m² in Hamilton. Setbacks from main house + lot lines. Best for backyards 7m+ deep.

GS-02 · Toronto specialty

Laneway home

Public laneway access at the back of the lot. Common in Toronto and parts of Hamilton. Independent address and entrance off the lane. Narrow-lot friendly.

GS-03 · Cost-effective

Coach house / above garage

Built above or beside an existing detached garage. Lower foundation cost — leverages existing slab. Works on lots that don't allow a separate footprint.

02 — Design

Architect-led, exterior matched.

Drawings, finishes, transparent budget. Iterate until you're happy. No permit fees until you sign.

03 — Permits

We handle the city.

We file the application, respond to municipal comments, manage the timeline. Cities vary — we set expectations day one.

04 — Build + keys

Same crew, start to finish.

WSIB-insured crew. Foundation through finishes. Written warranty on completion. Keys.
